Construction Project Management

Building a residential building is not just about erecting walls and a roof. It's an integrated project that requires careful management and continuous coordination between engineering, labor, resources, and quality. As a project manager, I ensure that every floor, every stone, and every pipe is in its proper place and meets approved standards.

In this blog post, I share with you the stages of implementing a six-story building project and the management steps from start to completion:

1. Pre-Implementation Phase:
* Review and coordinate architectural and structural plans.
* Prepare a timeline and material supply program.
* Select subcontractors and negotiate contracts.
* Obtain engineering and municipal permits.

2. Excavation and Foundation Works:
* Determine excavation points according to the plans.
* Excavate foundations and footings, taking into account the appropriate depth for the soil type.
* Pour reinforced foundations after engineering inspection of the steelwork and formwork.

📌 Administrative Note: Daily monitoring is essential at this stage to ensure safety and accurate measurements.

3. Concrete Structure (Structure):
* Columns, beams, slabs – each floor is executed sequentially.
* Monitoring the steelwork and reinforcement and coordinating the pouring with concrete suppliers.
* Conducting cube tests to ensure compressive strength.

🛠 Critical Point: Quality control at this stage determines the safety and durability of the building for decades to come.

4. Architectural Works (Finishing):
* Construction of interior walls, plastering, and painting.
* Installation of doors, windows, floors, and plaster ceilings.
* Implementation of facades according to the approved design

6. Handover:
* Conduct final inspections with the engineering and consulting office.
* Settle remaining work (snag list).
* Hand over apartment keys along with technical reports and guarantees.

🎯 As a project manager:
* I ensure full adherence to plans and specifications.
* I follow the schedule closely and update it as needed.
* I coordinate between the technical teams and resolve issues as they arise.
* I consider communication with the owner and consultant an essential part of the project's success.
